Rose Villa’s operators have embarked on a $77 million project that’ll expand its Portland-area senior living campus.

The effort is the third and final phase of Rose Villa’s 10-year campus redevelopment south of Milwaukie. According to its website, all but eight homes within the project have already been sold in advance of its 2022 completion.

The next phase will offer 24-hour long-term care and two independent living neighborhoods. The facility’s operators are working with Green Hammer Design Build and Scott | Edwards Architecture on the project.

The 24-hour care neighborhood will offer 32 private suites. Spots within the new Madrona Grove area will offer large open kitchens and sunrooms, among other touches.

The Schroeder Lofts aspect of the plan is inspired by such structures as those in the Pearl District. Residents can, for instance, enjoy rooftop activities as well as exterior terraces.

The project’s Trillium Townhomes are built to Passive House standards, which sustainably harvested materials and lots of natural light throughout the spaces.

“Rose Villa has created an independent and welcoming community with unique living spaces designed to appeal to a wide range of preferences and tastes,” said Vassar Byrd, Rose Villa’s CEO,in a release. “Our culture embraces and celebrates diversity. For eco-minded individuals, Trillium Townhomes stands out as a unique and innovative approach to sustainable living. For people seeking a central location with easy access to our shared amenities, the Schroeder Lofts are ideally located.”

Rose Villa had completed the first two phases in 2016 and 2019.
